At Welcome Homes we guarantee the accuracy of our estimation, Please refer to our Design Development page where we show you how for between $500 - $800 we can guarantee your estimate price to be within 10% of your fixed price contract.

 Master Build Guarantee

There are three types of 10 Year Master Build Guarantees.

The Premium 10 Year Guarantee covers

• Loss of Deposit (Up to 5% of the Contract Price to a maximum of $25,000), or Non-Completion (Up to 10% of the Contract Price to a maximum of $40,000).
• Defect in Materials and Workmanship (Protection against any defects in workmanship and materials*, or structural elements, for two years after completion of the building).
• Structural Defects (including Rot and Fungal Decay) (Cover for defects in specific structural elements of the building work, after expiry of the Materials, Workmanship and Structural cover, for a total cover of ten years from acceptance of the Guarantee).
• Maximum coverage $500,000 or the contract price (whichever is the lesser)

The Classic 10 Year Guarantee covers

• Defect in Materials and Workmanship (Protection against any defects in workmanship and materials*, or structural elements, for two years after completion of the building).
• Structural Defects (including Rot and Fungal Decay) (Cover for defects in specific structural elements of the building work, after expiry of the Materials, Workmanship and Structural cover, for a total cover of ten years from acceptance of the Guarantee).
• Maximum coverage $500,000 or the contract price (whichever is the lesser)

The Standard 10 Year Guarantee cover

• Loss of Deposit (Up to 5% of the Contract Price to a maximum of $15,000)(Optional), or Non-Completion (Up to 10% of the Contract Price to a maximum of $30,000).(Optional)
• Defect in Materials and Workmanship (Protection against any defects in workmanship and materials*, or structural elements, for two years after completion of the building).
• Structural Defects (excluding Rot and Fungal Decay) (Cover for defects in specific structural elements of the building work, after expiry of the Materials, Workmanship and Structural cover, for a total cover of ten years from acceptance of the Guarantee).
• Maximum coverage $100,000

Cost of the 10 year Guarantees

The cost to the consumer for the Master Build Guarantee is:

• Premium = 0.7% of the value of work - capped at $3,500 of the contract price
• Classic = 0.55% of the value of work - capped at $2,750 of the contract price
• Standard = $1,200 or $900 if the optional Loss of Deposit /Non-Completion cover is excluded.
