How long have you been in business? 
Welcome Homes is owned by Colin Bertram who is a Trade Qualified and a Registered Master Builder with over 30 years experience in residential construction.
 
Are you a franchise?

No

We are not a franchise company, where the franchisee, does not necessary need building experience. Our clients and their homes are treated as individually unique and not as a production line.   

 
What types of homes do you build?
Welcome Homes is a design and build company able to design and maximize your particular home, apartment, renovation or light commercial requirements.
 
Do you have standard designs?

Yes

Our Comfort Range of architecturally designed in-house plans, have the option of being altered to suit individual needs. These are specified with a mid range of standard products. This is an excellent starting point for product mix and design style.
 
Welcome Homes specializes in Design Build, offering a proven system that allows the client their wants and wishes through a cost effective managed design process that incorporates the site uniqueness, expresses individuality and meets your budget,
 
Would you build our own plan?

Yes 

It costs you nothing for us to quote your house build.
 
Can you give me a list of references from current and past clients?

Yes 

Welcome Homes have written references available from our clients and are happy to arrange for you to speak with any of our previous clients.
 
What is your square meter rate?
Each home is unique, with the cost of the home influenced by your design and product selection. Welcome Homes will give you a cost estimate of your concept design & specified inclusions, guaranteed to be with in 10% of the fixed contract price provided no changes are made to the original plan and schedule of allowances.
 
How do we know your quote is competitive?
At Welcome Homes we do not necessarily take the cheapest quote. Our pricing is derived from using proven suppliers & trades people to bring about a quality product at a competitive price.
 
Can I do my own (painting / tiling / electrical / plumbing etc)?

Yes ?

We prefer to use our own team of carefully selected, skilled sub contractors who are quality focused and work well together from a timing and scheduling point of view however we can and do work in with other sub contractors if our clients prefer.
If you are a qualified tradesperson and have the necessary papers to support this qualification. Welcome Homes will give notice as to when to commence works and the specified time frame for completion.
 
Note: Any materials, products or labour provided by you is not covered by the Masterbuild Guarantee.
 
Can I supply (lights / tapware / vanities etc)?

Yes

If it is agreed that the client is to supply a fitting then details of the manufacture, item dimensions, connection details and/or any other information relating to installation.
 
Note: Any items supplied by the client, their insurance, warranty, and any related works are your responsibility in relation to theft, damage or any related events.
 
Note: Any materials, products or labour provided by you is not covered by the Masterbuild Guarantee.

Do you offer a fixed price contract?

Yes

Once working drawings are completed, products selected, and costs are all established we will provide a fixed price contract for you. Once you have signed the building contract your price will be fixed so even if prices increase you will not be charged for any price increase.
How are progress payments made?
Your contract will advise how many progress payments are made, how much each payment will be and the stage of each progress payment.

Who insures the property while it is under construction?                             
Welcome Homes will insure the property during construction and remind you to arrange your insurance cover at handover.

Who applies for building consents?
Application for the building consent is part of the service Welcome Homes provides. On average it takes 20 working days to obtain a building consent. This can depend on council workloads and whether the council requests more information.

Is there a guarantee?

Yes

Welcome Homes is Registered Master Builder and offers a 10 year Master Build Guarantee (Standard, Classic or Premium) on each home built. 

Do you have a fixed occupancy date or build period?
Not including the building consent process-
With our set plans we can be more accurate - a standard plan will be from 4 – 6 months. Our design and build homes are more complex - a design build could be 4 -9 months and therefore we give an estimated build finish. The quality of the build is very importance to us and whilst we appreciate time is important we will not compromise on workmanship.
Can you organise fences, driveways and landscaping for our new home?

Yes

Welcome Homes can organise and have this work carried out for you. We can also add this onto the building cost and building contract
 
Can I make variations                                                                                                      

Yes

If there are any last minute changes or upgrades during the construction process, these are all quoted by Welcome Homes, agreed to and signed off by the client before commencement.

Paying rent and interest is an issue to us – how soon can you finish?
It is important to finish the home to our usual standard and rushing the contract can sometimes jeopardize quality. It is not unusual for clients to have this request. Refer to Our Finance information.
