 Concept Plan

Letter of engagement - You authorise the commencement of your concept plan with our architectural designer.

Your Welcome Homes Concept Plan includes:

• Scaled floor plan to your design
• 2D Scaled Elevations
• 3D Image
• Window Schedule
• Kitchen Design
• Wardrobe Design
• Detailed Preliminary - Schedule of Allowances
• Estimated price from the Concept Plan and Preliminary - Schedule of Allowances.

• Development of your concept design is presented, and continually revised until the client is completely satisfied with their individual uniqueness.

• Presentation of the estimated price from the concept plan is guaranteed to be within 10% of the fixed price contract providing no changes to the original plan and preliminary - schedule of allowances. You can still change or alter your plan as many times as you like to get the perfect balance between budget and plan.

• Acceptance of the Estimate price & Preliminary - Schedule of Allowances.

 

 Working Drawings

 
Letter of Engagement – You authorise commencement of working drawings and consultancy as required by council. 

• Soil Reports
• Slab Design
• Storm Water Design
• Effluent Design (Rural)
• Structural Engineering
• Color Schedule - Interior and Exterior

• Prepare detailed Contract - Schedule of Allowance and working drawings containing all the information required for the construction of your home.

• Presentation of Contract price guaranteeing the price from the ground up.Our Provisional Costs (PC Sums) are only orientated and limited to ground work (excavation, soil reports), structural engineering and council fees.

• On acceptance of the fixed price, a Master Build Contract and a 10 year Master Build Guarantee are drawn up.

• Upon signing of contract documents and payment of deposit, we proceed to lodge a building consent application on your behalf.

 Build is Underway

A pre construction client discussion with our Contracts Manager and Builder provides a further opportunity to discuss in detail the building process of your new home.
The build commences, with close project management and site meetings throughout the entire process.
Payments only ever match work as scheduled in the Master Build contact.

 Move in to Your New Home

Client walk through at completion of build.
Code of Compliance Certificate issued.
Final remaining payment claimed.
Master Build 10 Year Guarantee uplifted.
90 Day Maintenance and Manufactures warranty.
